Dale I dont see too many other people entering that conversation here, so if your interested in chatting pm me some kind of messenger you can be reached at, or just pm me and we can talk there. To answer your question though YES, my post is not some far fetched dream world theory, sites come and go at this price range all the time. Lack of financial IQ for one? Short sightedness for another? There are plenty of reasons why website owners are not always the most business savvy people. Look at some of the bigger poker affiliates for an example.

This makes buying and selling websites sound way too easy, 8k investment for 1.5k/month profit???!!?? I'd quit my job and buy two sites of similar investment/profit structure if it could make 1.5k/month guaranteed for a couple years...
I have some money saved up so I'm interested in hearing more details about this. I'm a web programmer so I now how to run a website and I might buy it if you tell me how exactly it makes 1.5k/month

But see it's not guaranteed for a couple of years.

In general yes websites do sell for extremely cheap compared to the revenue they bring in. There is always a lot of risk involved. If all of the traffic is coming from google and all of a sudden they tweak their algorithm in a way that penalizes your site, your revenue can literally drop to $0.

You also need to pay attention to the revenue trend. If the site was making $5K six months ago, then $4K, then $3K, then $2K, now $1.5K obviously paying $6 months revenue is risky.

Most sites also need some type of updating or maintenance which requires time and effort. Failing to do this work can sometimes cause your traffic to drop dramatically. I can't count the number of times I've done a google search for a problem, found a result on a forum, think it's a decent forum so decide to check it out and then find the entire forum to be over-run by spam-bots posts for porn or viagra. I've even seen sites for sale on SitePoint that have a forum with this exact problem lol.

Yes, websites can be very lucrative, but there is considerable risk involved with most of them, and thats why they sell so cheaply. Here's a couple reasons the value is justified.
1. Its tough to find a site for sale with a strong earnings history.
2. Many websites are very niche related, and the topic they cover can fade away quickly. For example you wouldn't want to pay 10 months revenue for a site related to a movie that has come out.

alot of sites frown upon our outright ban adult/gambling projects for obvious reasons.

Is this supposed to say or? If not, then could you clarify what this means? It makes no sense to me as written.

The first couple of times I read it, I took it to mean you didn't deal in those categories (our ban = my company/group's ban), which obviously didn't jive with your OP. So yes, I was genuinely confused
