Default Equity of Various Hands Calculations (Grudzien/Herzog book)

Can someone please explain to me how the equity of various hands is computed in the "Winning in Tough Hold-em games" book? For example, on pg. 138, the book states that against someone who steals with 40% of hands, a K-2 offsuit has a 40% equity. How in the world is that calculated?

Just an observation, but the sample size that they used for some of their calculations seems pretty small.

It goes like this. Useing poker stove you put in a range of raises that approximates 40% of the possible hands. (The book actually tells you what that range is) You assign K2 offsuite to the second player and let poker stove do the calculation to figure out what your "equity" is against the other player's range.
