leave the house wide open. criminals are always wary of stuff that seems too good to be true. also, they hate getting third-leveled.

A simple solution with easily available tools for any college house.

Hang these (used condoms) on all the window latches/door handles on the outside. Also either place them throughout the house AND/OR leave a note on the door proclaiming that every surface in the house has them attached.

You'd have to be one desperado thief to want to wade through stale college boy cum to steal 2nd hand tvs and whatnots.
