Investing in Duplexes, Triplexes, and Quads: The Fastest and Safest Way to Real Estate Wealth by Larry B. Loftis

I highly recommend this book; the book is written by an American; and the tax law is different here obviously- but still very worth reading

Thanks for all the replies.
I am wondering won't it be much harder now to get started because the increased difficulty in getting loans/investments?

OP,

You should probably start small if you thinking of getting into this. Make sure its for you before sinking $1mil into an apt. complex.

invest in ghetto = high margins, high headaches
invest in primo = lower margins, fewer headaches

YMMV

tritate your investment to your tolerance as indicated above.

So what you're saying is that as long as I can take the stress the ghetto is the place to be? Sorry OP for hijacking

No, don't let that noise get in the way of investing in real estate.

Money follows a good deal. You find a good deal and the money will show up at your door.

Don't let up / down markets get in the way of investing in real estate.

What I am doing right now is waiting for the market to tank to the bottom and I am going to go on a massive buying spree of real estate.

People will always need a place to live.

I've been saving up cash for real estate purchases.

I can't freaking wait until it crashes rock bottom.

I savor the day all those sellers come to me begging for me to take their houses, the same sellers today that are so anal retentive about their unrealistic prices. I can't wait.

Many would argue that "better" areas appreciate faster and renting in "renting" in ghetto areas requires much more... tenant maintenance. This issue is discussed further in the book I linked earlier.
