"Well we have a lot of mutual friends, he used to be a really close friend. I am somewhat scared of the impact this is going to have on our mutual friends"

If they hear the story, and booting the selfish bastitch is going to cause you problems with them, then they aren't really friends, right?

This plan is 100% full-proof:
1. Set a fire in your house. (If you can make it look like the mess on the stove was the cause, even better.)
2. Collect the insurance money.
3. Rebuild the house with one fewer bedroom.
4. When the house is done, be all like "Oh [censored] dude, I forgot we needed 4 bedrooms instead of 3! I guess you can't live here any more, no hard feelings."

LOL

But seriously,
I think you should just make up an excuse about why he needs to go. You are justified, its your place, you can do what you want. Give him 2 months notice and say goodbye.

But on the other hand it kinda sounds like you are on different schedules regarding the coffee grinder and getting up early. You can't fault him for having a job that he has to get up early for. But you are bascially evicting him because he is messsy....

Well ill post a brief trip report even though there isnt much to it.

I texted him and told him we needed to talk when he got home from work. I explained that the situation had become unliveable and told him to find somewhere else by June 15th. At first he argued with me but it quickly turned into a conversation regarding the impact the mutual frustration we had towards each other had on our relationship. He mentioned he was tired of living here because he felt like i was always on his case about cleaning up after himself etc. So it was as happy of an ending as possible. I hope we can continue to be friends after he moves out. Thanks for all the advice.

I'd hide my toothbrush from now until he leaves.

Chances are your mutual friends are glad he's living at your place because they don't want the pig living at theirs.

He's shown you no respect at all; you owe him nothing. Get rid of the pig. ASAP.

And when your mutual friends bitch about you throwing him out? Suggest he move in with them.
