I've been looking at SJT lately. It's not a REIT but an investment trust that owns a 75% interest in an oil & gas well in Northwest New Mexico. Last year it payed all its earnings as a divident of $3.25 per unit and is currently trading at about $32 per unit. Many analysts believe it should be somewhere around $102 per unit.

I checked out the yields on the top holdings of the index mentioned above. Many of them are below 3% which I thought a bit low for REITs. I am thinking some of these REITs could be overpriced. What are the typical yields like? I would want to see them at around 4% before I consider investing. Does anyone have any good REIT picks yielding above 4% with increasing dividends over the last decade?
I own RYN and PCL currently. They are timberland REITs, and I think they are decent for diversification away from stocks. |

Ahnuld: I would atleast hold off for better evaluation until tomororow when bernanke speaks.
Look into hedging by using an ETF with REIT exposure |

I've been looking into two REITS: AvalonBay Communities (AVB) and Mid-America Apartment Communities (MAA.) I have the annual reports and SEC filings but havn't read them yet. Anyone know anything about these two?
