Default Heads up QQ, 1/2 at Mansion

So I'm playing 5 handed at mansion (on a 9max table) when I get QQ on the button. I apologize for the formatting but mansion doesn't really have a converter I know of.

I raise on the button, BB 3bets, folds around, I cap he calls.

Flop is Ac Ad 9s
There is 8sb in the pot.

He donks... I... ?

Background: we've played together plenty. He's fairly solid but not unimaginative. If I call here do I have to go to showdown? Is a raise terrible? Is it raise-or-fold or do you consider just calling?

Id raise, but I spew a lot. If called Id have to check behind the turn. Which kinda forces me to go to showdown. These are tough spots though.

I'd reise on flop. If Rereised I'd fold, if just called and cheched to on turn check as well and then call a bet on river. If he bets the T while just calling on Flop fold.

It helps a lot if you know something about the villan. How does he defend his blinds, does he usualy just call when defending or is 3beting his standard line.Does he throw away his hand a lot when reised from LP.

I'd just calldown. Betting any street when checked to.

I don't understand the point of a flop raise as all we do is win an extra small bet when ahead, and if we're not he might decide to call the flop and check/raise the turn, so our flop raise accomplishes little.

He'll usually check the turn anyway if we call the flop without an A so we can gain information that way instead of putting in a flop raise and making our turn play questionable.

Raise to find out where you are. If reraised calldown as you don't know where you are.

Seriously, just calldown and bet if checked to.

I don't know what villains 3-betting range is from the BB, but I think this could often be a pocket pair or a big broadway hand like KT+ QT+, plus a lot of aces. Raising makes sure you win the least when ahead and lose alot when behind. A passive line is the only way to play this imo. Let him bet your hand when you beat him. You're even in position and have the power to control the amount of bets, take the advantage.

raising this flop sux balls. You'll get owned by an A and lose a hand that has 2-3 outs against you.

Even KK probably won't fold.
