I'll tend to pitch this pf vs a dude who only raises 12% and will probably call down any pair he doesnt already have made. If you are going to play though, this is probably the only way to get going.

thats a good flop for you, so I like the lead as you're probably as ahead as you're going to get for now. just hope to get headsup and move on from there.

that's an ugly turn though, and when you get raised you should pitch right there. A wide range of his holdings have you down to 2 outs, and you're still not ahead of enough of his range to call down in this sized pot (since you're praying that he has an ace and not a medium pair).

Another consideration is the fact that he can play perfectly in this spot, which swings another big chunk of equity his way. He can check behind his busted ace-bluffs on this river, valuebet everything that beats you, and generally make your life suck no matter what card come.

River's an easy fold.
