Do you know the history of the location you may have? Some places could be a hundred feet from a great site but because of various factors (primarily ease of access I would guess) turn over time and again. Don't be the next sucker. Agree with poster above but since you're involved I like "teh sup bro" better. |

The location isnt great, like I siad, but the guy who owns the building just put in a place across the street, fairly high end in a not so great neighborhood, hoping to start revitalizing the hood, he owns most of the couple of blocks he wants to get up and going again. I think with his place across teh street, make my place a sports bar it might work out. but the cost is so low, that I could pay for the biz, and a couple years lease before we open up, out of pocket, so gambling on the revival of the area would almost be worth it.
Ideas I have had so far: Spy Bar(similar to teh one in chicago). High end, "techy" bar, huge neon sign of the spy vs spy guys, and a scrolling digital sign announcing Dj's specials etc. "havent thought of a non-gay name yet"- but a restuarant for men, cheap chilli, huge steaks, scantily clad women, bush beer in cans, if the superfans opened up thier own bar |

make sure this guy isn't trying to flip his property.
when people start owning blocks, it pays off highly to manipulate property values, then sell off for a condominium. not sure if st. louis has gone through it, but in Atlanta all sorts of bars were closed down pronto and condo's put up. can you buy into his ownership? |

He doesnt want to get rid of the property, or else I already probably would have bought it from him, he actually offered the place next door to his current bar, that I could buy (its a bakery now), and combine the two places into one, but i would rather own my own place. This isnt really an area where condos would do well.

Good luck, man. Owning a bar is one of those things I've always wanted to do, but probably never will. I'll probably be better off for it, but I have higher hopes for you.
