I don't know a lot about real estate or flipping houses but as soon as I saw a TV show called "flip this house" I knew the market had peaked.

I've been a licensed real estate agent in CA for over 7 years. If you want to flip houses, I would recommend NOT getting your RE license.

As others have allready stated your goal is to buy the house at a steep discount. Effectively you're looking to take advantage of someone else and their misfortune and/or stupidity. Having a license inhibits your ability to do this.

I'm assuming that most states are at least somewhat similar to CA. During a RE transaction you would have to disclose that you are a licensed agent. The Dept. of RE does not want agents taking advantage of non-licensed people.

Unlicensed investors can rape idiots all day, agents run the risk of being sued by people who think they were screwed over.
