i recently bought a house in a situation similar to yours. 20% down and 3 years of stated income got me a competitive rate and no PMI. you'll be able to get a mortgage so long as it's a reasonably priced property.

Make sure to put 20% down to avoid the PMI insurance.

With that said, putting 20% down with decent credit and some type of income shown on your tax return.......you will have little problem getting a rate .1 to 1.4% higher than the best rate available.
