you owe him rent, unless...
there was some kind of contract signed that you would be living there and paying rent for a year or some amount of time that will now be cut short. Or if there was just a verbal agreement that you would be living there and paying rent for awhile, and now his decision to quit his job is going to cause you to have to go through the process of packing up and finding a new place to live. If this is the case i would talk to the guy and maybe compromise and pay 1/2 rent or whatever from here on out. but yea its most likely you owe him some rent

one has 0 to do with the other. of course you owe him rent. what he does on his end is not your bidness. there's other expenses beside the mortgage. he could ding your credit and your ability to rent in the future. pay da man.
