I've heard of people doing this but they were smart enough to rent the house. Basically you need to find some shady landlord who will never be around and rent a POS house from him. If you're lucky, you can pay a bit extra and have everything in cash with no actual lease. You put no furniture in the house so you can cram in as many people as possible.

But, as others have pointed out, this is [censored] stupid. Providing alcohol to minors is a serious crime. Even if you run a speakeasy-type place, you can be charged with running a bar without a license. There will be noise issues and many cities have ways of penalizing repeat noise offenders. If there's a major fight or someone gets a DUI and fingers you, you're [censored].

In my personal college experience, if you and your buddies rent a big house, you can pay your rent by having a regular party every week or two.
