The only reason we would wait is if villain likes to bluff, specifically, Ace high boards where we would gain an extra bet against her bluffs/smaller PPs/Qs. I just don't see someone you consider competent playing a hand like this.

Raise now. What draws are going to pay you off on the river?

How about so that our opponent doesn't fold Ax, which she probably will if it's not two pair or including a gutshot.

isn't the 30/60 (during not-so-busy times) full of weak tight nits? isn't the nitty image exactly what you want?
