Some good ideas here. I'm definitely down with wine room, steam/sauna, secret passage/stairway/room, heated tile bathroom floors, and treehouse. Sun room is a possibility but there is already one that's pretty good.

Touche. Okay, let me rephrase. I'm not particularly concerned with resale value. I'm interested in fun investment, and so while an observatory and water park might be nice, they're not worth the money. So emphasis should be on maximizing the fun/money ratio.
