Default subletting my apt in NYC

just wondering if any1 could give me any tips.

I am a student at NYU looking to sublet my apt for the summer. My lease is up Aug 1. I will be calling my landlord tomorrow morning but before i did i was wondering besides craigslist if there are any other popular online places to list sublets.

obviosuly i will be downloading one of those legal forms for the person to sign.

should i be doing a credit check on the person?

how much should/can i charge for leaving it furnished?

How much rent up front?

how do most sublet handle utilities elec, internet, etc.

if my landlord says i can't sublet it, am i screwed or can i just do it anyways.

to answer some of your questions... craigslist is going to be your best option. I actually just went through this process. put some effort into your post and try to include pics.

you could also try nalpexchange.org. I believe this is only supposed to be for law students, but whatever.

I was able to get rent for the entire summer upfront.

thanks. I am already getting a few hits back from craigslist.. hopefully one of them pans out.

Any1 else have any experience subletting?

I sublet last summer, and I didn't tell my landlord. As long as they get rent checks in your name each month, and the tenants don't throw wild parties, no landlord is going to poke his nose around.

Get as much money up front as possible.

I'm also thinking about doing the same thing so I can go travel for a couple months. I haven't decided it if would make more sense to eat whatever it costs to break the lease or sublet.
