Pretty sure it varies significantly and you mentioned both posh and country club so I really think it's time for a meeting with counsel.

Just understand that you most likely have zero rights or valid claims to the home as foreclosures are special from a legal sense so your lease probably means dick.

you just need to talk to a lawyer, unless a Nevada RE lawyer pops into this thread. laws vary by state.
