It turned out that the house was in worse shape than I'd hoped and I'm going to pass. It would just be too expensive to get the thing in comfortable living condition. Thanks for the reply Robert.

HOUSING will represent a modest investment oppurtunity come this time next year...........tremendous buyers market.

HOUSING is set for some more ugly downturns until then I'm afraid.

Bull markets create genusies and help cover up mistakes. There is no free lunch in investing, many times people do not fully understand risks and volitility and take risks for which they don't receive comensurate returns.

With that said in real estate, like poker, you need an edge, an ability to add value. That edge can come from superior knowledge of a local market, a cost advantage in terms of fixing up a property or an ability to reduce or eliminate most transaction costs.

Most people who made money flipping houses on the way up simply road a bull market. The large spreads, transactions costs and large costs of carry make residential real estate investing a difficult game in normal times. Commercial properties provide more cash flow per purchasing dollar and the abiity to achieve positive carry. These types of properties tend to be out of reach for the small investor.
