OP, just hire some neighborhood kid to shovel the walkway for $10. Hell, when I was 8 years old, I would've stacked 3 cords of wood for $10.

The walkway is >50 yards and the agents promise of snow removal did get me to sign the lease.

I don't expect a check from him.

I am going to use the bill as the basis of a small claims court claim. The drive from NYC to the poconos is not worth $75 bucks. Also, I am not going to withhold rent.

Yea I don't think you have [censored] against them.

I'm the caretaker of 5 apartments at the moment (receive a very healthy cut from a friend thats the actual landlord), and I shovel allllll the tenants longass stairs and walkways and they know I do it and don't say [censored], not in their contracts and so taken for granted [img]/images/graemlins/mad.gif[/img]

Dibbs, in my contract it says "snow removal".

If you shoveled my walkway, I'd give you hot coco with some Chivas in it.

Normally a verbal contract is just as valid as a written one but in some jurisdictions when it comes to contracts involving sale or rental of real estate that rule does not apply.

My suggestion would be to contact the rental / landlord dispute tribunal information number and tell them your story and see what they say.

If you get flack let me know, I'll ask my boy, his lawyer seems pretty good even with all the bitching from my friend. But yea I'd confront the actual landlord about it letting him know what the agent told you, and then go from there, you may have already done this, but you could have it handled right there or have a whole new path to take from there at least...

I did talk to his dumbass brother in law before I posted this. They are from New York and I had to hold the phone at arms length because he started yelling at me while I maintained my cool PA dutch demeanor. I offered to shovel for a fee.

BTW, this is not a money making scheme. I don't want to shovel a 150 foot walkway everytime it snows.
