Help me find a place in Vegas

I have lived in Summerlin for the last several months. There are plenty of alternate routes to get to the strip to avoid the ever-congested I-95.

20-25 minutes door-to-door is not too hard, depending on where you are and where you're headed, plus I can walk to Red Rock which is just as nice, and *almost* as profitable as the strip casinos.

It's safe, and there are plenty of parks, fitness rooms, etc. and you can get to any daily errand type place in 3-5 minutes easily (groceries, drug store, book store, chain restaurants, post office, etc.).

Condos start around 200K (carlisle summerlin) and houses go up to 900K. (probably more, I just haven't seen any).

Not saying that it's best for your needs, but it works well for me.

BTW - this is a *great* time to buy in LV ... be aggressive, and you'll get a very good deal.

Brokers will show on weekends ... the seller's market in LV is pretty desperate right now.

I'm not familiar with Soho Lofts, but there is something called Manhattan Condos (manhattanlv.com) being finished up just south of the airport/Mandalay Bay area.

Brokers will show on weekends ... the seller's market in LV is pretty desperate right now.

I am renting the first year, buying after the first year is complete. I have a few condos to look at at Manhattan, should be interesting.

The Manhattan condos look nice, as do the Park Ave places nearby. But I'm struggling with a concept. The cheapest 3BR3BA 1600 sqft Manhattan condo I see listed is $500K. The only 1800sqft Manhattan unit (the largest they have) I see listed on realtor.com is $620K. Now...there's nothing WRONG with the Manhattan condos, best I can tell, but they're still just nice low-rise condos, 5 miles from Mandalay Bay. Why would you want to pay more for a condo than an equivalent house right next door? I understand the highrise condos near the strip being that "location, location, location" thing. But out here in my neck of the woods, you can buy my neighbor's house for $359K and have 4BR and 2000sqft plus a 2-car garage on top, with the equivalent (and I think slightly better) location.

So what's the allure of painfully expensive condos far from the strip? I understand the $200K condos, 'cause those are the cheapest way for someone to own their own home. I understand the $600K condos near the strip...location. Why the $400-500K sorta condos 5 miles out?

You need to consider the master plan for the area, the development planned for the Southcoast area is vast. I am also not considering buying there at this time, just renting. Lastly I have no interest in a house, I'm an inner-city dweller, houses are too big.

FWIW i'm getting ready to close on an awesome unit at manhattan, high end furnished for ~1800/month.

You are underestimating the added value ameneties have. Manhattan has an unreal clubhouse for community members and a real conceirge, that actually does stuff for you like you work for him.

You should really take a look at a few places, i liked what i saw online but i fell in love with the place after i saw about a dozen units and floorplans, the place uses really quality materials everywhere.
