Well yes, I am not viewing them as a potential client if they already have an agent. I am still going to answer any questions they have and show them the house. If they have an agent there is a much greater chance that they might actually be interested in the house though. I would usually try to do the following for every single person that comes into the house. Give them a flyer Get them to sign my sheet Point out the best features of the house, neighborhood, etc Ask if they had any questions Takes 60 seconds tops, and is only tricky when like 3 or 4 people come in at the same time. Anything that guarantees over 10% a year is scam, much less over a couple of months. You can't even guarantee 10% a year as that is based on the market, which while you can average that much, cannot be guaranteed over the short run. I'd say this is definitely a ponzi that will blow up given enough time.
