alright...first off, unless you live somewhere that is extremely different from the rest of the world, they are going to have a hard time pinning this all on you. You really need to get a lawyer that specializes in "Real Estate Law"...This means skip the guy that wrote up your buddies divorce and find somebody that actually knows what's going on. Next, did you sell these through a real estate office? Do you hold the lein on all of them, or did some of the people finance their purchase? Next, whom holds title to all these parcels? I'm guessing that the people that bought them have recorded the transaction at the "register of deeds". Unless you really pulled off something shady, you should be able to prove that it is as much of a government error as it was a crime by you. Most local governments require split approval prior to recording ownership of a newly created parcel. That approval should have came from either the township or county level. If you never recieved that, and the county let you proceed with the split/sale of 45 parcels, I'm pleading ignorance. Also, if you had a real estate agent involved in all this, I would be looking at fileing a complaint with the state board against them, and maybe even looking at a lawsuit against them, and their firm. Any agent worth two beans shouldn't have let you find this much trouble.

If you are in the clear, don't hesitate to take it to court. Alot of times, I have found that local governments use this stuff as a scare tactic, when a couple greedy pricks just want a kickback. Whatever you do, don't grease any palms, 'cause they will screw you in the end. Trust me.

I am not a lawyer, and you definitely need to get with a competent attorney from the jurisdiction where you are being charged. Any advice you received in this thread is suspect. Further, everything I am going to offer you now is anecdotal at best.

Here's a couple problems that I believe you will have to face if you don't deal with this issue:

1. Warrants often have limitations based on expense to extradite relative to crime committed. For example, driving to endanger in California, would be unlikely to get you extradited from MA. But, felony murder would.

In your case, the quantity of counts and the dollar value of all the potential fines could end up producing a warrant that could reach your present location.

Additionally, if you are fined, then your account could be turned over for collection.

Bottom line, you really need to get qualified legal advice from an attorney you hire. No attorney will advise you to break the law and/or not answer the charges. But, you should be able to get a solid idea of what you are facing and the associated consequences.

FWIW, most of the time in these kind of cases, you will settle on a fine that is a fraction of the potential 45K and no jail time.
