The guy who runs the housing law clinic at my school said that they offer this up often, because paying the tenant a few thousand bucks to leave immediately is cheaper than going through the courts. He said a lot of the time the ego of the landlord prevents them from making the best financial decision.

If my landlord told me this I would stop paying rent, and force him to evict me, which usually takes months. then when he finally gets some court to force me out after a few rent free months, i'd ask him if it was worth shutting off my internets.
