I think I agree with you, though I am guilty of using it. The difference between "un-P.C." and impolite is found in the distinction between using "gay" as a negative word to offend gay people/make a joke (acceptable), and using it to mean "bad" while demanding that gays accept that you aren't talking about them. In other words, whatever the speaker may mean, a gay person will probably be offended by it (I know because I've inadvertently offended one). If you do it on purpose to be funny/shocking, fine. If you do it ONLY when gay people aren't around, you're saying, perhaps without meaning to, "Being gay is bad." It's like white people making racist jokes when black people aren't around. I use it some times and still think its somewhat derogatory to gay people, but its also an excellent word to use to describe something that is lame in an effeminate way.
