I think your per capita income numbers are low by a factor of 5-10x. Of course it's not expensive over there but I think most posters on here would be unpleasantly surprised by the quality of life in Phnom Penh. There are nicer places to buy inexpensive property in southeast Asia than Cambodia.

Las Vegas had amazing value a few years ago, but you can still do pretty well for half a mil today.

The house I live in currently is almost exactly $500K (sorry no pics handy.) 4BDR 3.5 bath 2400 sqft on a quarter acre lot. No pool yet, but I'm going to take Inyaface's suggestion and put in a lazy river before the end of next year.
