Need Help From Las Vegas Real Estate Experts

I'm looking to estimate the current value of an acre of land on the North end of Las Vegas Boulevard between Sahara and Downtown particularly given all the recent action on that end of the Strip. This would be on the east side of the street and zoned for condos, mixed use but not for a casino.
