Two years ago I bought my first house, a comfortable little townhouse in a high end golf course community in Phoenix, Arizona. This was right after the real estate market in Arizona began to explode. I put no money down and I even got the seller to pay my closing costs. I paid nothing out of pocket and have spent zero dollars on improvements. Today I got my house appraised for 70k more than I paid for it.

Brag: ROI of infinity

Beat: I would've made 30k more if I bought six months earlier

Variance: Property values throughout metro Phoenix are in the crapper right now, but my neighborhood is one of the few where prices are still going up. (also a thinly veiled brag).
