Default 1st Time Appartment Renting Tips

I'm moving out of the dorms next year. Two of my friends and I are going to live in a 3 bedroom appt. We are meeting with the land lord tomorrow to go over a contract for an appt we want. Any general tips when signing a contract for an appartment. I don't want to sign something that ends up screwing me over. Thanks.

Along the lines of this, when going around your apartment to see if stuff is broken when you got there, I always say there are minor scrapes and marks on the walls and doors just because I know there will be when I move out. I do this so I won't get charged for it later. As far as signing the actual contract...I got nothing.

If anything in the apartment needs to be fixed, make sure you have that written into the lease before you sign. Otherwise it'll take forever for your landlord to do it.

have ur lawyer look at the lease just to make sure theres nothing funny. and make sure that landlord knows of whats busted in the house already so u dont get jammed for it.

i rented my 1st apt last year..

ask to see where it talks about utilities ie are you paying for elec heat hot water whatever

make sure the hot water is decent

check the oven and freezer/fridge

check the radiators

make sure they repaint it before you move in... make sure its in the contract

check all faucets to make sure they work

make sure its cleaned before you move in.

if it has woodfloors make sure they re"paint" them or whatever its called

make sure your roommates are good for the money ...

try to meet your neighbors before hand

Make sure you yell all sorts of legalese at him...along the lines of YOU CANT HANDLE THE TRUTH!!!! and YOUR DAMN RIGHT THEY DESERVED TO DIE AND I HOPE THEY ROT IN HELL!!!

Tell him you want a cash retainer, and tell him to keep his ear to the grindstone.

I mean, come on...Legal advice in the Dorm? ERRONEOUS

I would be a complete nit when you write down anything wrong with the apartment. If you so much as see a scratch in the paint on the walls...write it down. Everything. Your apartment will hit you on it when you move out. CYA.

Something else not mentioned here that is big. Renters insurance. Its around $20-50 a month but is worth it. Most renters insurance will cover theft, storm damage, fire damage and others items.

put your security deposit or whatever in an interest bearing bank account in your countract - this is important

make sure you include a stupulation that other people are allowed to be in your room while you are not there.

freind of mine had girlfreind answer door while he wasnt home when landlord came knocking. got him evicted.

have alot more, just cant think of any
