Renting a House - Two Max Unrelated Adults

Two of my friends and I are trying to find a home for rent for the upcoming school year. We found the perfect home, but the company renting it does not allow more than two unrelated adults to rent a house. We were considering just having two people sign the lease and the third move in as a "guest". Would the rental company be able to do anything about this? Are there any other ways around this annoying rule?

And yes, I already have the new lathe picked for the living room.
