Your damages are the difference in price you have to pay for a new place compared to your current rent, plus any costs for having to find a new place. This might be hard to figure out until you actually have a new place rented, but that would be the basis for your damages.

Yeah this sounds like the best option at this point.

As far as a buyout goes, I assume the first thing we would ask for is a 100% refund of our damage deposit.

Above that we just pick a random number and ask for cash?
