All this is standard, as others have mentioned. Regarding point #1 there is a huge difference between this being listed in the lease agreement and the owner actively trying to sell the house. As long as he's not expecting you guys to put up with house showings, signs in the yard etc. there is little to worry about. It might be worthwhile to just run this by the owner/manager of the property. Most likely they have no intention of selling in the near term (if they did they probably wouldn't sign a year-long lease with new tenants).
