Why not just him a week to pay up? If he goes late you kick him out. If he does pay you get him to sign an agreement which includes a clause about being booted if he is more than 7 days...

i believe both broke and deadbeat. or broke enough he cant afford how much he owes. also his laptop is coming back from getting fixed we could hold that. i believe he has a younger sister too.

i agree it is stupid however he was a friend of a friend and i have a flaw of being too trustworthy. also by him not getting on the lease we were saving 500 a month. dumb in hindsight. but back to...

we have a roommate who owes us just over four figures in back rent and as soon as we get it he is out. he has said many times yeah ill have it for you, but so far nothing. there are many other things...
