Self directed IRA - real estate options

Does anyone have any experience with using a self directed IRA for real estate or other business opportunites?

I know some of the basic pitfalls with "self dealing" - buying a house and living in it or buying a business and taking part in running it. But I'd like to know more.

Any experiences? websites? links here?

You can google up a bunch of articles on IRA investing.

I have a bunch of CD's laying around about IRA investing but since I'm from Canada I never bothered to really understand the subject.
