Just read it out loud and record it yourself, possibly adding notes you've garnered along the way. You can't sell it to anyone, but you don't need to. You would get like triple the study of it done in the process by reading it, then listening to it. If you don't like your own voice though, it could be a problem.

I download and listen to poker podcasts. I do a lot of driving and those podcasts are a fun way to pass the time.

I listened to "Positively Fifth Street" instead of reading it and enjoyed it. I don't know how well an instructional book would translate to an audio only format.
