I really don't get why you can't just tell TY that is POS girlfriend is not coming to stay. The guy is obv is walking doormat so will do what you tell him if you use a firm voice and maintain eye contact.

Failing that just dump your loser friends and move out. I mean WTF dude, you gotta man up.
