Any ideas for what to use a schoolhouse for?
I got home for reading week, and my parents told me about a decent investment opportunity near our cottage. It is a 40 year old schoolhouse on a secondary highway in a fairly remote location, but just about a mile from a great lake. It is about 10000 square feet with a gymnasium, 5 classrooms, and a soccer field/baseball diamond, and the price they are selling for seems to be not much more than this 3 acre lot would sell for if it was empty.
Its likely only selling for such a small price because it is impossible to create a good business in this area; but it is also possible that it is only so cheap because no one has yet had any good ideas. The highway it is off of seems to be busy enough to have a general store/small restaurant, but not busy enough to support a fast food chain/tim horton's etc. It is about 1 hour from a few city's with population of 100k or more, and about 3 hours from Toronto(biggest city in Canada). |

Sounds like it's in a nice location with nice scenery. You could make it into a bed and breakfast. I would imagine that 5 class rooms could be converted to quite a few bedrooms. It probably already has some type of kitchen/cafeteria. The gym/health club would be a great selling point.
Along similar lines, it could be used as a sports camp. |

Sounds like it could be a nice renovated hotel/event center like the Kennedy School in Portland, if you can bring the traffic. Buy up some adjacent land for a golf course.

In Pittsburgh some developer turned a schoolhouse into upscale lofts. This was in a trendy area in the middle of the city so I'm not sure it would work for you.

My gf has been putting together a business plan for a kid's birthday party/event spot. This property sounds like it could be perfect for something like this.
When we were in London last year we took our kids to this place Blue Kangaroo and they loved it. THe thing that my gf intends to do to separate it from all the other places like this is to have everything be organic. Also her partner is an incredible cake maker, she turned down a job offer to work for that guy who has the show Ace of Cakes on the Food Network, so that's a big bonus resource-wise as they can also cater out for other events, ie. weddings etc. My gf is also an excellent cook/chef with a lot of experience in the restaurant business and is an all around highly motivated positive person. She also has plans to start a chocolate line that would be linked in somehow. She does all THe Natural Food expos for her clothing jewelry business and talked to a few people and the feedback she's gotten has been really positive. she actually mad ea tenative meeting with the owner of Stonyfield Farms who said that if she could get it up and running he'd be willing to help her franchise, that's how good the response was. We're looking to get hers up and running this year. But I think the whole organic thing is a great angle to make a niche in that business. People spend ridiculous money for these parties and we feel by making it a bit more upscale than say Chuck E Cheese, etc. There's a good chance she'll succeed, plus she's just the personality type for this business. So far we've been having problems finding a really good location. There was one possibility near the local Whole Foods (our exact target market) but the building had too many issues so we passed. It sounds like the spot you've found could have some potential in this regard. Anyway, good luck. |
