Villain is pretty tight here.
Do you 3Bet pf all the time here?
Lead flop?
How can I extract more value in this hand and what do you put him on?

I pretty much always 3bet this PF.
As played I lead the flop and hope to get it all in here.

as played turn and river are fine

Only thing I would do different is bet weaker on the river. Bet 1/4-1/2 the pot to make it look like you're afraid of the flush draw. Button may take the bait and raise (unlikely), but you're more apt to get a call here.

if button is super tight preflop i usually fold. other than that, it's almost always a 3b.
