Final Pot: $12

Villain has been playing relatively tight.

I called preflop for set value but was qutie happy to see a raggedy flop. Is this an easy laydown? I definitely think he could be playing AA-QQ with his UTG raise.

What is the flop raise?

You called for set value, you didn't hit it, so fold.
